The code number most quotes never mention

Massachusetts requires an ice barrier at every eave. Either 2 layers of underlayment cemented together, or a self-adhering polymer-modified bitumen sheet. That is Section R905.1.2 of the Massachusetts Residential Code, and the building inspector checks it on a permitted job.

What should a Worcester Roofing Quote Include?

What We Actually Find When the Old Roof Comes Off

The problem is rarely just the shingle. Most of what we find comes from flashing, ventilation, a bad previous install, pipe boots, valleys, rotted decking, or the edges of the roof where water has been getting in for years.

From the ground, a roof can look fine. Once you are on it, you see lifted shingles, granule loss, bad flashing, soft wood, nail pops, cracked pipe boots, poor ventilation, or water damage the homeowner would never notice until it becomes a much bigger problem. That is what a documented photo roof inspection is for.

Pipe boots

The rubber collar around a vent pipe. It costs a few dollars, it cracks with age, and it is the most common source of a slow leak we get called about. Plenty of quotes reuse them.

Flashing

Step flashing at walls and chimneys, and the counterflashing above it. Reused flashing is a leak with a delay on it. New flashing is a line item, and it should be on your quote.

Ventilation

A hot attic cooks shingles from underneath and feeds ice dams from above. We check intake and exhaust on every inspection. It is one of the most skipped items in the trade.

Rotted decking

You cannot see it until the old roof is off. That is why the decking allowance goes in writing before we start, so bad wood is a known per-sheet price and not a surprise.

Valleys

Where 2 roof planes meet, all the water goes. A valley detailed badly on the last install will keep leaking no matter how good the shingle above it is.

Bad nail placement
