Roofers In Weymouth, MA.

Weymouth inspectors take requests between 7:30 and 9:00am, then they leave for the field. A roofer who cannot describe that 90 minute window has not done many roofs in this town. We pull the permit in our name, we show you the photos, and we tell you straight whether you need a repair or a replacement.

Weymouth Runs Its Inspection Desk on a 90 Minute Clock

Roofing is on the town’s own permit list, and inspection requests happen in a 90 minute window every weekday morning. The Town of Weymouth names roofing alongside siding, window replacement, decks and demolition on its building permit information page. The same page says inspection requests go direct to the inspector, weekdays 7:30am to 9:00am, and that inspectors leave promptly at 9am for their daily inspections.

Read that again as a scheduling problem. Your crew finishes Thursday afternoon. Someone says they will just call the inspector. The desk emptied 5 hours earlier, so the call happens Friday morning at the earliest, and if nobody makes it, Monday.

There is a second split most homeowners never hear about. Structural applications go directly to a building inspector during that same morning window. Roofing is treated as non-structural, so clerical staff can take the filing. That is why a roofing permit in Weymouth moves faster than a dormer, and why a roofer who tells you the permit will take 2 weeks is telling you about their own paperwork, not the town’s.

7:30 to 9:00am

Inspection requests, weekdays, by phone, direct to the inspector. Ask your roofer which morning they will call and who is making the call.

The clause that costs people $25,000

Who Should Sign the Weymouth Permit Application?

The contractor, and Massachusetts law says so. Chapter 142A requires the contractor to tell you what permits are needed and states that “it shall be the obligation of the contractor to obtain said permits.”

You are allowed to pull it yourself. Here is the sentence in the same statute that nobody quotes to you at the kitchen table: “homeowners who secure their own permits will be excluded from the guaranty fund provisions of this chapter.”

The Guaranty Fund pays actual loss up to $25,000 when a registered Home Improvement Contractor leaves an unpaid court judgment or arbitration award. It is a last resort, not a warranty. The Commonwealth’s own Guaranty Fund eligibility page lists 4 conditions: a written contract, a contractor registered when you signed, an owner-occupied 1 to 4 family primary residence, and the contractor rather than you holding the permit. Get 3 right and miss the fourth and you have nothing. We wrote the doorstep version of this up in storm chaser roofers and the $25,000 mistake.

Older articles still put the fund at $10,000. The current published figure is $25,000.

We pull the Weymouth permit in our name. Every job. Ask us to write that into the contract and we will.

Every other page says “fees vary”

How the Town Works Out Your Building Permit Fee

It is arithmetic, not a mystery. Weymouth charges $10 per $1,000 of construction value on a single family dwelling, with a $50 minimum. Anything that is not a single family dwelling runs $20 per $1,000 with a $100 minimum. Those figures come from the Town of Weymouth fee schedule effective 1 July 2024, published by the Department of Municipal Licenses and Inspections.

So the single family permit fee is the declared construction value divided by 100. You can work it out before a roofer knocks.

Weymouth building permit fee structure, from the town fee schedule effective 1 July 2024. Confirm the current schedule and how the department wants the construction value declared, because that is the one variable a homeowner cannot see from outside.
Building typeRateMinimum
Single family dwelling$10 per $1,000 of construction value$50
Two family, three family, mixed use, commercial$20 per $1,000 of construction value$100
Failed reinspectionFlat charge$100

Why this matters past trivia. National cost widgets put a Massachusetts roofing permit somewhere between $200 and $800 and never show their working. Weymouth publishes the formula instead. If a bid carries a permit line that does not reconcile to the construction value divided by 100, you have a question worth asking.

A two family, three family or mixed-use building is not a single family dwelling, so it falls in the $20 per $1,000 column. Ask which column your building sits in before you compare 2 quotes.

The paragraph that saves people money

There Is a Legal Ceiling on Your Roofing Deposit

No more than the greater of one third of the total contract price, or the actual cost of special order or custom made materials. That is the wording in MGL chapter 142A section 2, and it covers work over $1,000 on an existing owner-occupied 1 to 4 family home.

Whatever your contract total turns out to be, the most anyone can ask for before work starts is a third of it. Architectural shingles pulled off a supplier’s shelf are not a special order. A 50 percent cash deposit is not how the industry works. It is a number outside the statute. Our roof replacement prep checklist covers what to have in hand before the deposit goes out.

1/3

The deposit ceiling

Of the total contract price. Anything above it needs a documented special order invoice behind it, not a sales explanation.

In writing, in dollars

Over $1,000 the contract must be written and carry the HIC number, start and substantial completion dates, a materials description, the total price and a payment schedule in dollar figures.

Final payment

Cannot be demanded until the work is complete to the satisfaction of both parties. Not when the truck leaves the driveway.

Two cards, not one

HIC registers the company and opens the Guaranty Fund. A Construction Supervisor Licence covers the person supervising permit-level work. HIC is the company. CSL is the human. A full replacement wants both.

Ask for both numbers before you ask for a start date, then look them up the same afternoon. HIC status is public on the state Contractor Hub. CSL sits in the state eLicensing system. If a company has a logo and a star rating and cannot produce 2 numbers, that is the answer.

A measurement, not a brand name

Where Does the Code Say Your Ice Barrier Stops?

From the lowest edge of the roof to not less than 24 inches inside the exterior wall line. On roofs pitched 8:12 or steeper it also has to run not less than 36 inches measured from the eave edge. That is Section R905.1.2 of the Massachusetts Residential Code, and the whole state sits in the ice dam climate zone, so it is not an upgrade you decide on if the budget holds.

The code also says what the assembly has to be: not fewer than 2 layers of underlayment cemented together, or a self-adhering polymer-modified bitumen sheet. Felt at the edge does not satisfy it.

Here is why the wording matters more than the number. Measured from inside the wall line rather than from the gutter, a typical Weymouth overhang puts the real run at 3 to 6 feet up the slope, plus valleys and penetrations. Every quote in this town says “ice and water shield included.” Almost none state the distance. Ask for it in feet upslope and as a measurement past the wall line, then compare 2 bids again.

24

inches inside the wall line

Measured in from the exterior wall, not the drip edge. That one word is the difference between a 2 foot strip and 3 to 6 feet of membrane, which is exactly why it is the first thing trimmed.

36

inches from the eave edge

The additional requirement on slopes of 8:12 and steeper. Two separate measurements. A quote can satisfy one and miss the other.

2

layers is the legal ceiling

Massachusetts caps asphalt roofs at 2 applications of roof covering. A third means tear-off. Weymouth has 19th century housing stock, and 3 layers on an old colonial is common enough that we ask before we quote. More on what the code says about overlay versus tear-off.

One question settles most of this on the first call: how many layers are up there, and is this a recover or a tear-off to the deck? A roofer who has not been on the roof cannot answer it, which means they do not have a scope either. They have a guess with a signature line under it.

The honest version of a scary topic

Does the 2025 Flood Map Touch Your Roof Job?

For a standard re-roof, almost certainly not. We are putting that in writing because the opposite is easy to imply and it sells.

Weymouth’s Floodplain District covers Zones A, AE, AH, AO, A99, V and VE, and it points at the Norfolk County Flood Insurance Rate Map and Flood Insurance Study, both dated 8 July 2025. Inside the district a special permit is required for filling, for uses in Zones A, AO and AE, and for a substantial improvement. Article XIIA of the town bylaw sets that threshold at 50 percent or more of the structure’s market value. A roof replacement does not reach 50 percent of a Weymouth house’s market value, so the special permit does not bite.

What did change is the map. Properties were added to and removed from the floodplain on 8 July 2025, and the town published the list. If you are on the Fore River, in Idlewell, in North Weymouth, or anywhere that looks like a velocity zone, the map is worth 5 minutes before you compare metal against architectural shingle, because it changes your insurance conversation and not your roof.

Two offices, two calls. The Principal Planner is the floodplain administrator and the Board of Zoning Appeals is the special permit granting authority. Wetlands are the Conservation Commission, reachable at 781-340-5007. A building permit does not clear either one for you.

50%

of market value

The substantial improvement threshold in the bylaw. Below it, a re-roof is a re-roof. This is the number that keeps a roof job out of the special permit process.

7/8/25

the map changed

Norfolk County FIRM and FIS both dated 8 July 2025. Check the town’s list of affected properties for your address before you renew flood insurance.

What a roofer should say

“Your address is in Zone AE, and that does not change this scope.” If a salesperson turns a flood zone into urgency on a shingle quote, they are selling the map.

What last winter actually did

Two Lessons Weymouth Took From Last February

Winter Storm Hernando peaked on 23 February 2026 and it was a wind event before it was a snow event. Wellfleet logged a 98 mph gust. New Bedford took 37 inches and Whitman, 12 miles from Weymouth, took 33.7. More than 650,000 customers lost power across the Northeast, with Massachusetts among the hardest hit.

Locally, coverage had Mayor Michael Molisse on the record with gusts around 70 mph and 1,592 Weymouth households out at one point, roughly 5 percent of the town. National Grid snapshots that morning climbed from a couple of hundred outages past a thousand.

Earlier the same month, Frank O’Brien of the Massachusetts Property Insurance Underwriting Association told GBH that ice dam claims were up, and gave the reason plainly: for the first time in several years, Massachusetts was actually having a winter.

Wind lift, then a long cold hang. That sequence is what produces the calls we get in March, and it produced 2 practical splits that still do not appear on the ranking pages.

Removal is not damage. Steaming, raking or chipping a dam off the roof is often not a covered peril. Sudden interior water damage caused by the dam often is. Photograph the ceiling stain before anyone gets on the roof, because once the dam is gone the evidence went with it. We walk through the full sequence in how to document roof damage for insurance.

A new roof is not an attic. A code-legal new shingle roof will still ice dam if heat is leaking to the deck. The membrane is the backup, not the control. If ice dams are why you are calling and the quote is silent on air sealing, insulation and ventilation, you are buying the cosmetic layer and hoping. Here is what actually stops ice dams.

Public record, Norfolk County

One Certificate Worth More Than a Star Rating

On 29 June 2026 the Massachusetts Attorney General’s Office announced indictments against a Quincy roofing company and its owner over workers’ compensation insurance fraud and larceny. A Norfolk County grand jury returned the indictments on 25 June 2026: 4 counts of workers’ compensation insurance fraud and 1 count of larceny over $1,200 each, against The Roof Kings, LLC and owner Craig Galligan, 55, of Quincy. The Commonwealth alleges more than $1.5 million in previously undisclosed payroll between 2018 and 2024 and roughly $584,962 in avoided premiums.

These are charges. The AG’s own release says the defendants are presumed innocent until proven guilty, and we are not going to pretend otherwise to make a point.

The point does not need the verdict. That company is not in Weymouth, but it is in the county, and no homeowner reading a 5 star profile would have found this. Google reviews do not index the Attorney General’s newsroom.

Ask for the certificate

A current workers’ compensation certificate of insurance, dated, with the carrier named. Not a laminated card. Not “we’re fully insured.”

Search 3 places, not 1

The Contractor Hub for HIC status, eLicensing for the CSL, and the AG newsroom for the company name. That third search takes 20 seconds and no directory does it for you.

Why it lands on you

An uninsured worker hurt on your roof is a problem that arrives at your address. Asking for the certificate costs you 2 minutes and settles the question.

Money that is actually on the table

Where Does Mass Save Money Actually Go?

Into the attic, not onto the roof. Mass Save does not rebate shingles, and any roofer implying otherwise is selling you something. What the programme does pay for, on its own insulation and air sealing page at masssave.com, is 75 to 100 percent of approved insulation and air sealing, with no-cost upgrades for income eligible households.

The gain here is sequencing. Book the no-cost Home Energy Assessment weeks before tear-off, not after. Then have the Mass Save approved insulation contractor do the air seal and the blown-in while the attic is open, accessible and already disrupted. A roofing company is not automatically that vendor, and the 2 trades almost never talk unless somebody makes them.

Done in that order, the attic work on a typical house drops from a full project to a small add-on or nothing out of pocket. That is a bigger swing than any of the “financing available” banners on page one. Confirm the current percentages on masssave.com the week you sign, because incentive tables move and we are not going to publish a number that expired.

What Belongs on Every Weymouth Roofing Quote

Put this list in front of every roofer who quotes you, including us. Two quotes are almost never the same roof, and the lower number is usually a smaller job wearing the same name.

  • How many layers are up there, stated as a number, and whether this is a recover or a tear-off to the deck.

  • Ice barrier to 24 inches inside the wall line, written as a distance, plus valleys and penetrations.

  • Whose name goes on the Weymouth permit. If the answer is yours, walk.

  • A permit line that reconciles to the construction value divided by 100, on a single family house.

  • Deposit as a dollar figure, at or under one third of the contract price.

  • A decking allowance with a per-sheet rate, so rotted wood is a known quantity and not a driveway conversation.

  • Synthetic underlayment, new flashing, drip edge and new pipe boots, each listed rather than assumed.

  • Attic ventilation and baffles if ice dams are the reason you are calling.

  • HIC number, CSL number and a dated workers’ comp certificate, all 3 looked up the same afternoon.

  • Which morning they will call for inspection, given the 7:30 to 9:00am window.

  • Dumpster, lawn protection and a magnet sweep, written into the scope rather than promised at the door.

  • Labour warranty in years, and whether it survives a sale of the house.

A roofer who will not answer this list in writing has told you something. Write down which question they dodged.

From the roof, not the brochure

What Turns Up When a Weymouth Roof Comes Off

The problem is rarely just the shingle. From the ground a roof can look fine. Once you are standing on it you see lifted shingles, granule loss, bad flashing, soft wood, nail pops, old pipe boots and water damage nobody notices until it becomes a much bigger problem.

On 61 percent of the tear-offs we did within 5 miles of Weymouth last year, we replaced at least one sheet of decking. That is why the allowance goes in writing before we start, with a per-sheet rate attached to it.

Pipe boots

The rubber collar around a vent pipe. A minor part that cracks with age, and it is the most common slow leak we get called about. Plenty of quotes reuse them.

Flashing

Step flashing at walls and chimneys, and the counterflashing above it. Reused flashing is a leak with a delay on it.

Rotted decking

Invisible until the old roof is off. A per-sheet rate agreed in advance turns it from an argument into a line item.

Extra layers

Weymouth has houses that predate the code. Three layers on a 19th century colonial is not rare, and it turns a recover into a tear-off before anyone touches a shingle.

Ventilation

A hot attic cooks shingles from underneath and feeds ice dams from above. We check intake and exhaust on every inspection.

Bad nail placement

Nails driven high, overdriven or underdriven void shingle warranties and let wind lift the course above. Nobody sees it once the next row goes on. We see it on tear-off.

Proof, not promises

How it works

From Your First Call to the Final Nail Sweep

1

Inspection & photos

We inspect the roof and exterior, count the layers, check the attic, take photos, and explain what we see in plain English. Free, with no pressure attached to it.

2

Written scope, not a number

Repair or replace, with the photos behind it. Materials, layers, decking allowance, ice barrier distance, ventilation, permit and cleanup. If it is not time yet, we say so.

3

Permit and install

We pull the Weymouth permit in our name and we tell you which morning we are calling for inspection. Then we protect the property, tear off to the deck, replace bad decking at the agreed rate, and install drip edge, leak barrier, underlayment, starter, flashing, new pipe boots, Timberline HDZ, ridge vent and ridge cap.

4

Cleanup & walkthrough

Magnetic nail sweep, debris haul-away, final photos, and a walk-through of the finished work with you.

Most standard replacements go on in 1 to 2 days once material is on site and the weather holds. Our average install is about 1 day. We will not guarantee a date that weather can move, and anyone who does is guessing on your behalf.

4. Show me the ice barrier detail to 24 inches inside the wall line on this eave.

5. Deposit in dollars. Is it at or under one third?

6. Which morning are you calling the inspector, given the 7:30 to 9:00am window?

7. What is the per-sheet rate if you find rotted decking?

8. If the attic is why the eaves ice, who owns that scope?

Straight answers

Weymouth Roofing Questions, Answered Straight

Do I need a building permit to replace a roof in Weymouth, MA?

Yes. Roofing is named on the Town of Weymouth’s own list of work that requires a building permit, alongside siding, window replacement, decks and demolition. The Department of Municipal Licenses and Inspections is at 75 Middle Street, 1st floor, East Weymouth, 781-340-5004, open Monday to Friday 7:30am to 3:30pm. Roofing counts as a non-structural filing, which means clerical staff can take the application rather than an inspector.

What time does Weymouth take roof inspection requests?

Weekdays between 7:30am and 9:00am, by phone, direct to the inspector. The town’s own wording is that inspectors leave promptly at 9am for their daily inspections. That is a 90 minute window. If your crew finishes at 2pm on a Thursday and someone says they will just call the inspector, they are calling a desk that emptied 5 hours earlier. Ask who is calling and on which morning.

How does Weymouth calculate a building permit fee?

By construction value, not by job type. On the town fee schedule effective 1 July 2024 it is $10 per $1,000 of construction value for a single family dwelling with a $50 minimum, and $20 per $1,000 with a $100 minimum for everything else. Divide the declared construction value by 100 and you have the single family fee. A failed reinspection is $100. Confirm the current schedule and how the department wants the value declared before you rely on the arithmetic.

Who pulls the roofing permit in Weymouth, the homeowner or the contractor?

The contractor. Massachusetts General Laws chapter 142A puts the obligation to obtain permits on the contractor. You are allowed to pull it yourself, and the same statute says homeowners who secure their own permits will be excluded from the guaranty fund provisions of the chapter. That is up to $25,000 of protection traded for a form. If a roofer suggests it is faster if you pull it, ask why, then check their registration.

How much deposit can a roofer ask for in Massachusetts?

No more than the greater of one third of the total contract price, or the actual cost of any materials or equipment of a special order or custom made nature. That is the wording in MGL chapter 142A section 2. Whatever your contract total turns out to be, the ceiling before work starts is a third of it. Asphalt shingles off a supplier’s shelf are not a special order. The contract also has to be in writing, with the payment schedule stated in dollars rather than percentages.

What licences should a Weymouth roofer have?

Two, from two different systems. A Home Improvement Contractor registration covers the company on residential work over $1,000 and is what opens the Guaranty Fund. A Construction Supervisor Licence covers the person who supervises permit-level work. HIC is the company, CSL is the human. Ask for both numbers before you ask for a start date, then look them up on the MA Contractor Hub and the state eLicensing system the same afternoon.

How far does the ice barrier have to run under Massachusetts code?

From the lowest edge of the roof to not less than 24 inches inside the exterior wall line. On roofs pitched 8:12 or steeper it must also run not less than 36 inches measured from the eave edge. It has to be not fewer than 2 layers of underlayment cemented together, or a self-adhering polymer-modified bitumen sheet. Measured from inside the wall rather than the drip edge, a typical overhang puts the real run at 3 to 6 feet up the slope.

Can I put a third layer of shingles on my Weymouth roof?

No. Massachusetts caps asphalt roofs at 2 applications of roof covering. One overlay over a single sound existing layer can be legal. A second overlay, meaning 3 layers total, is a tear-off. Weymouth has 19th century housing stock where 3 and 4 layers turn up, so a bid that saves you the tear-off on a 2 layer roof is not a discount. It is a job that can fail inspection and void the shingle warranty.

Does the new Weymouth flood map affect a roof replacement?

Usually not. The Weymouth Floodplain District triggers a special permit for a substantial improvement, which the bylaw defines at 50 percent or more of the structure’s market value. A standard re-roof does not reach that. What did change is the map itself: the Norfolk County FIRM and Flood Insurance Study are both dated 8 July 2025, and the town published a list of properties added to or removed from the floodplain. If your address is near the Fore River, Idlewell or wetlands, call the Conservation Office at 781-340-5007 before anyone books a start date.

Can Mass Save pay for my new roof?

No. Mass Save does not rebate shingles. It pays 75 to 100 percent of approved insulation and air sealing, and income eligible households can qualify for no-cost work. The sequencing is where the money is. Book the no-cost Home Energy Assessment weeks before tear-off, then have the approved insulation contractor air seal and insulate while the attic is open and accessible. Confirm current percentages on masssave.com the week you sign, because the tables move.
