Commercial roofing · Braintree & the South Shore
Commercial Roofers In Braintree, MA.
Your building is a row in a state table: 35 psf of snow, 122 mph of wind. And a Roof Covering licence does not cover it. Those two facts decide who can legally quote your roof, and neither one appears on a single competing page in this town. Both are below, with the sources.

Why Is Commercial Roofing a Licence Problem Before It Is a Membrane Problem?
Because the wrong licence class makes the rest of the conversation irrelevant. Every commercial roofing page in Braintree opens the same way. Install, repair, maintain. TPO, EPDM, rubber, slate, copper. Coastal wind, heavy snow, licensed and insured, 50-year system, free inspection. We read all of them. Not one publishes a design load, a licence class, a code section, or a link to a government source. Six pages, zero citations.
So this page does the opposite. It gives you the tables and names where they came from. Powersol Roofing works Braintree out of our shop at 100 Hancock St in Quincy, the next town over. Call (617) 631-5435 or request an assessment.
psf ground snow load
Braintree's row in the state's own municipal design table. Quincy is 40. They are different towns and different numbers.
mph design wind speed
Risk Category II. The figure a wind uplift package has to answer to, rather than the word "coastal."
the licence ceiling
A Roof Covering specialty licence stops at 25 percent of sheathing. That is a residential repair ticket, not a commercial one.

What Does a Braintree Commercial Roof Have to Carry?
A 35 psf ground snow load, a 30 psf minimum flat-roof snow load, and a 122 mph basic design wind speed at Risk Category II. That is Braintree's line in Table 1604.11 of 780 CMR Chapter 16, the municipality-by-municipality table the state actually uses.
In Braintree, 30 psf is the floor for a flat roof. It is not a warning about a rough winter. Everything a structural engineer worries about stacks on top of it: occupancy category, drifting against parapets and taller adjoining walls, rain falling onto snow that is already there, and whatever rooftop equipment went up in the decades after the building was drawn. None of the pages ranking for this town calculate any of it. Most do not print a single number. If you want the residential version of the same argument, we wrote up which snow and ice roof damage is urgent.
| Value | Braintree | Quincy |
|---|---|---|
| Ground snow load, Pg | 35 psf | 40 psf |
| Minimum flat-roof snow load, Pf | 30 psf | 30 psf |
| Wind V, Risk Category I | 112 mph | 111 mph |
| Wind V, Risk Category II | 122 mph | 121 mph |
| Wind V, Risk Category III | 130 mph | 130 mph |
| Wind V, Risk Category IV | 135 mph | 135 mph |
| Ss | 0.238 | 0.245 |
| S1 | 0.061 | 0.062 |
Three things this number changes on your building. Whether a recover can be added without a structural review, because insulation and a second membrane are dead load the original frame was never restamped for. How the perimeter and corner zones get fastened, since uplift is highest exactly where nobody inspects. And whether your drift condition against a taller adjoining wall has ever been looked at, which on a Braintree industrial plate is usually a no.
The question that disqualifies people
What Licence Does a Commercial Roofer in Braintree Actually Need?
An Unrestricted Construction Supervisor Licence. Massachusetts licenses the supervisor, not the company, and the class on that licence decides whether someone can legally run your job. The classes live in 780 CMR 110.R5. Almost nobody buying a roof has read them. Every word below is quoted from the regulation.
The Roof Covering specialty, designation RF, covers "construction, reconstruction, alteration, repair, or removal of roof covering, including repair and replacement of 25% of sheathing and 25% of sistering roof rafters." Read that ceiling again. It is a covering licence with a quarter of the deck attached. It is not a commercial building licence.
| Class | What it covers | Your building? |
|---|---|---|
| Unrestricted | Any use group, in buildings containing less than 35,000 cubic feet of enclosed space | Yes |
| 1 and 2 Family Dwelling | One and two family dwellings and accessory buildings, irrespective of size | No |
| Roof Covering (RF) | Roof covering, plus 25% of sheathing and 25% of sistering roof rafters | No |
| HIC registration | Consumer registration for owner-occupied buildings of 1 to 4 dwelling units | No |
HIC is the one that catches people, because it is the credential most roofers lead with. It is a consumer-protection registration, and its statutory scope is residential: chapter 142A defines residential contracting as work on a "pre-existing owner occupied building containing at least one but not more than four dwelling units." An office, a storefront, a garage and a warehouse are all outside it. An HIC number on a commercial quote answers a question you did not ask.
One date worth having in your pocket. The Construction Supervisor examination moved to the 10th edition of the state building code on 1 January 2025. Anyone sitting it since then tested on the current code.
Ask for the class, not the number
"We are licensed" is not an answer. "Unrestricted, and here is the number" is. The class is the part that can disqualify a bidder, and it takes one sentence to give.
Over 35,000 cubic feet
The Unrestricted class itself is bounded at 35,000 cubic feet of enclosed space. Above that, ask your building official what the project needs. We could not confirm that routing from the public record and we are not going to guess at it.
The affidavit question
On a commercial re-roof, ask who stamps the Massachusetts Construction Control Affidavit. It wants a registered engineer or architect. "We handle the permit" is not the same sentence.
Overlay is a code test, not a discount
Should You Recover Your Roof or Tear It Off?
Two measurements decide it: how many roof coverings are already up there, and whether the insulation under them is wet. Reroofing sits at Section 1512 of the building code as adopted through 780 CMR Chapter 15, and that section sets the conditions a recover has to meet. Neither of the two facts that decide it can be seen from the ground, from a drone, or from a sales visit.
Every contractor in this market will sell you a coating or a second ply as the smart play, because it is the faster close. Sometimes it is also the right answer. You cannot know which until someone opens the roof. A core cut and a moisture scan are the only way the conversation stops being a matter of opinion. We cover the membrane side of this on our flat roofing page, and the residential version in what the code says about overlay versus tear-off.
Count the layers
A core cut tells you how many coverings are on the deck and what each one is. It also tells you what the deck itself is made of, which changes the fastening pattern and sometimes the whole approach.
Scan for moisture
Wet insulation is dead weight that never dries, and it rots the deck underneath while the membrane above it looks fine. A recover over wet insulation buries the problem under a warranty.
Add up the load
A second membrane and new insulation are permanent added dead load on a frame carrying a 30 psf minimum flat-roof snow load already. Ask whether anyone has checked the structure, or only the surface.
A Massachusetts-only rule
Why Is Roof Drainage Sized Differently in Massachusetts?
Because the state deleted the national reference and replaced it. 780 CMR Chapter 15 amends Sections 1502.1 and 1502.2 with an instruction stated in plain terms: "delete the words Chapter 11 of the International Plumbing Code replace with 248 CMR."
Read what that does. Everywhere else in the country, roof drains and secondary overflow scuppers are sized against IPC Chapter 11. In Massachusetts they answer to the state plumbing code instead. Same building, same rainfall, different sizing document. A contractor running a national spec sheet, or a regional shop that works three states, will size to the wrong one and never know it, because nothing about the finished roof looks different on handover.
It shows up later, as ponding. And ponding on a Braintree roof is not a cosmetic complaint, because that water is sitting on a structure carrying a 30 psf minimum flat-roof snow load. Standing water weighs roughly 5 pounds per square foot per inch of depth. Two inches of ponding across a low spot is a real fraction of the design load, permanently, before it snows.
The secondary drainage path is the part most often skipped. Primary drains block. That is what leaves and grit do. The overflow scupper or secondary drain is the thing standing between a blocked primary and a structural problem, and it is sized by a document half the trade in this market has not opened.
Ask which document
"Which code did you size the drains and the overflow to?" The right answer names 248 CMR. A blank look, or the IPC, tells you the spec came from out of state.
Check the secondary path
Every primary drain needs an overflow route that works when the primary is blocked. Ask to see it on the drawing, not described on the roof.
Taper is drainage too
Sizing the drain correctly does nothing if the water cannot reach it. Tapered insulation, crickets behind curbs, and the fall between drains are part of the same question.
Read the document, not the slogan
How Long Does a Commercial Membrane Roof Actually Last?
The EPDM industry says 38 years. The TPO industry's own environmental declaration says the service life is not specified. Both are industry sources. Only one of them committed to a number, and that asymmetry is more useful than any contractor's lifespan claim.
The EPDM Roofing Association announced the 38-year figure on 20 March 2026. It came out of a 2025 survey of 569 roofing professionals, 240 of them consultants, plus laboratory work including a German study projecting far longer under normal use. The association went out of its way to say these are not marketing projections.
Now the other side. The SPRI environmental product declaration covering TPO single-ply membrane, declaration number ASTM-EPD 446, states it plainly: "The reference service life is not specified. Because the use stage is not included in the system boundary, no reference service life needs to be defined for the analysis." That is the TPO industry's own document, declining to put a year on the product.
Meanwhile two contractor pages competing for your building advertise a "50-year" roof and a third advertises a "Lifetime Warranty." None of them names the manufacturer document behind the term, distinguishes an NDL warranty from a workmanship warranty, or lists an exclusion. A 50-year claim is a sales figure until you have read the warranty and the wind and snow attachment spec it is conditioned on.
years, EPDM
Expected service life for a properly designed, installed and maintained membrane. Published by the EPDM Roofing Association, 20 March 2026, from a 569-professional survey.
years declared, TPO
The SPRI environmental product declaration for TPO, ASTM-EPD 446, does not state a reference service life. Not a low number. No number.
Two warranties, not one
Manufacturer NDL years and workmanship years are separate documents with separate exclusions. Ask for both, and ask what voids them if you add rooftop equipment later.
Real Braintree roofs, on the public record
What Did Braintree Specify on Its Own School Roofs?
60-mil PVC, on both of them, with the roofing contractor carried as prime general contractor. Private strip-mall and Route 128 corridor specifications are not public. Municipal ones are, and Braintree publishes its own on bid 111. That procurement closed in 2023, so it is history rather than news, and it is still the clearest window anyone outside the trade gets into how a serious roof job is written.
| Building | Specified scope |
|---|---|
| Hollis Elementary 482 Washington St | Removal and replacement with 60-mil PVC membrane, perimeter blocking, roof edge fascia, flashing, limited wood deck repair. Filed sub-bids for plumbing, HVAC and electrical |
| Flaherty Elementary 99 Lakeside Dr | Removal and replacement with 60-mil PVC membrane and asphalt shingles, perimeter blocking, roof edge fascia, flashing, wood deck repair. Filed sub-bids for miscellaneous metals, painting, fire protection, plumbing, HVAC and electrical |
Two things a building owner can take from that. The town put the roofing contractor in as prime general contractor, with the trades filed underneath, which is how a roof job gets run when the roof is the point rather than an item on somebody else's schedule. And both specified 60-mil PVC rather than the thinnest membrane available, on buildings the town has to keep for decades. Membrane thickness is a specification, and it belongs on your quote in mils.
There is a filter attached to public work that catches private contractors off guard. Massachusetts requires DCAMM certification for public vertical building work bid under chapter 149 or 149A above the state threshold. Roofing is its own prime category, defined by the state as "the installation of various types of roofing materials to a building, including shingles, slate, rubber, PVC and related flashing and drainage systems." A shop doing excellent private retail TPO can be ineligible for the school two streets away. If your building is municipal, a school, or prevailing-wage adjacent, ask for the DCAMM category before you ask about colour.
The town's own fire headquarters shows what deferred maintenance looks like at the far end. At the Historical Commission hearing on 29 July 2025, staff described an asphalt roof "done about 25 years ago" and noted that "we have already made a repair to stop a leak, and all it did was move it to another location." The commission voted 5 to 0 to approve a synthetic slate composite. A patch that relocates a leak is the most expensive kind of cheap.
Settle this before you sign a recover
Is Braintree a Stretch Code Town?
The town's page and the state's list currently disagree, and which one is right changes what insulation a full roof replacement has to carry. We found this looking for something else, we could not resolve it from the public record, and it is too material to leave out.
Braintree's own page states that on 1 October 2019 the Town Council voted to accept the Stretch Energy Code for "ALL new home and commercial building construction," effective 1 January 2020, and that it "does not apply to projects involving additions or remodeling." The Department of Energy Resources municipal adoption list records Braintree as Base Code. Both are government sources. They do not say the same thing.
What is not in dispute: Braintree has not adopted the Specialized Opt-In Code, which stood at 60 municipalities as of 4 June 2026. So "we install energy-efficient TPO" and "this reroof is a Specialized net-zero project" are not the same sentence, and nobody in this market should be implying otherwise.
The practical line is the one between covering and assembly. A covering-only recover generally does not trigger the energy provisions. Pulling the membrane and the insulation and replacing both is a roof replacement, and that does pull in the current insulation requirement. Your building official decides where your job falls. Call the Building Division at 781-794-8070 and get the answer before it is scoped, not after.

Rebates, with a catch
Mass Save runs a Deep Energy Retrofit path tied to a 40 percent greenhouse gas reduction, and envelope work is in scope. Braintree's electricity comes from Braintree Electric Light Department, a municipal light plant, and municipal light plant customers are generally outside Mass Save's electric programs. Confirm your eligibility before anyone builds a rebate into a proposal.
What we will not tell you
We are not printing an R-value for your job. The required figure depends on which code Braintree is actually enforcing, and the Massachusetts stretch code replaces the standard table outright. Anyone quoting a confident R-value without settling the first question is guessing.
Three ways to work with us
Do You Need a Repair, a Maintenance Schedule, or a Replacement?
Most owners meet us at a leak. The ones who spend the least over a decade are the ones on a schedule, because a problem found on a planned visit is a twenty-minute fix and the same problem found by a tenant is an insurance claim. Same crew, same standards, three ways in.
Repair
Leak tracing, seam and flashing repair, drain and scupper work, puncture patches and storm response, with the source photographed before and after.
Scoped line by line. No interior access needed for most membrane work.
Maintenance
Scheduled inspections, drains cleared, seams and flashings checked, small repairs done on the spot, and a dated photo report after every visit.
Spring and fall visits, plus a post-storm check.
Replacement
Core cut and moisture scan first, then a full system specified layer by layer, staged in sections so the building keeps operating and nothing is left open overnight.
Every layer written out separately, with the manufacturer, the thickness in mils and the attachment method named on each line.

Which Seven Questions Should You Send Every Bidder?
Put these in an email to every bidder, including us. The one who will not answer in writing has told you something, and the question they dodge is the one worth writing down.
1. What Construction Supervisor Licence class will be on the permit application, and what is the number?
2. Who stamps the Massachusetts Construction Control Affidavit on this job?
3. How many coverings are on the roof now, what did the moisture scan show, and are you proposing recover or replacement under Section 1512?
4. Which code is the Building Division applying to this job, and what above-deck R-value does that put in your scope?
5. Is the wind uplift package worked to Braintree's 122 mph Risk Category II figure, or to a generic coastal brochure?
6. Which document did you size the drains and the secondary overflow to, and where is the overflow path on the drawing?
7. Manufacturer NDL years against workmanship years, in two separate documents, and what voids either one if we add rooftop equipment later?
Straight answers
What Else Do Braintree Building Owners Ask?
What licence does a commercial roofer in Braintree actually need?
An Unrestricted Construction Supervisor Licence, for a commercial building under 35,000 cubic feet. Massachusetts licenses the supervisor, not the company. 780 CMR 110.R5 sets the classes. The Roof Covering specialty, designation RF, is limited to "construction, reconstruction, alteration, repair, or removal of roof covering, including repair and replacement of 25% of sheathing and 25% of sistering roof rafters." The 1 and 2 Family class covers one and two family dwellings and their accessory buildings only. Neither one covers an office, a storefront or a warehouse. Ask which class is going on the permit application before you ask about membrane colour.
Is a Home Improvement Contractor registration enough for commercial work?
No. HIC is a consumer-protection registration, and its statutory scope is residential. MGL chapter 142A section 1 defines residential contracting as work on a "pre-existing owner occupied building containing at least one but not more than four dwelling units." A commercial building is outside that definition, so an HIC number tells you nothing about whether a roofer can legally supervise work on your property. If a company answers the licence question with an HIC number, it has answered a different question.
What snow and wind load is a Braintree commercial roof built to?
780 CMR Table 1604.11 puts Braintree at a 35 psf ground snow load and a 30 psf minimum flat-roof snow load, with a basic design wind speed of 122 mph for Risk Category II and 112, 130 and 135 mph for Risk Categories I, III and IV. Quincy, the next town over, is a different row: 40 psf ground snow and 121 mph at Risk Category II. A contractor quoting "coastal wind and heavy New England snow" is quoting weather. The table is what the structural calculation and the wind uplift package have to answer to.
Can we recover our existing roof instead of tearing it off?
That is a code question with a documented answer, not a preference. Reroofing sits at Section 1512 of the building code as adopted through 780 CMR Chapter 15, and it sets the conditions under which a recover is permitted. The two facts that decide it on your building are how many roof coverings are already up there and whether the existing insulation is wet. Both are answered by a core cut and a moisture scan. Any contractor proposing a recover without either one is guessing at your expense.
Why is roof drainage sized differently in Massachusetts?
Because Massachusetts amended it. 780 CMR Chapter 15 changes Sections 1502.1 and 1502.2 with the instruction to "delete the words Chapter 11 of the International Plumbing Code replace with 248 CMR." So roof drain and overflow scupper sizing on a Massachusetts commercial roof is governed by the state plumbing code, not the IPC chapter the rest of the country uses. A regional contractor working off a national spec sheet will size to the wrong document, and the error shows up as ponding on a roof already carrying a 30 psf minimum flat-roof snow load.
Is Braintree a Stretch Code town?
The town and the state currently say different things, and that is worth knowing before you sign. Braintree's own page states the Town Council voted on 1 October 2019 to accept the Stretch Energy Code for all new home and commercial construction, effective 1 January 2020, and that it does not apply to additions or remodeling. The Department of Energy Resources municipal adoption list records Braintree as Base Code. Braintree has not adopted the Specialized Opt-In Code, which stood at 60 municipalities as of 4 June 2026. Which code applies changes what insulation a full roof replacement has to carry, so call the Building Division at 781-794-8070 and get it in writing before anyone prices the job.
Does a public roofing job in Braintree need different credentials?
Yes. Massachusetts requires DCAMM contractor certification for public vertical building work bid under chapter 149 or chapter 149A above the state threshold. Roofing is its own prime category, defined as "the installation of various types of roofing materials to a building, including shingles, slate, rubber, PVC and related flashing and drainage systems." A contractor who does excellent private retail work can be ineligible for the school or the fire station down the street. If your building is municipal, a school, or prevailing-wage adjacent, ask for the DCAMM category before anything else.
How long does a commercial membrane roof actually last?
The published evidence is uneven, and the gap is worth seeing. The EPDM Roofing Association announced on 20 March 2026 that properly designed, installed and maintained EPDM membranes have an expected service life of 38 years, drawn from a 2025 survey of 569 roofing professionals plus laboratory work. The SPRI environmental product declaration for TPO single-ply membrane, ASTM-EPD 446, states the opposite position in writing: "The reference service life is not specified." Both are industry sources. Only one of them has published a number. Treat a contractor's 50-year claim as a warranty document to read, not a lifespan.
Do you shut our building down to do the work?
Almost never for a repair. Most membrane repairs happen entirely on the roof with no interior access. Replacements are staged in sections so the building keeps operating, with crane and delivery times set around your hours and nothing left open overnight. Tenants and staff get notice before anything loud happens. Ask any roofer to put the staging plan in the scope rather than describing it on the phone.
Request an assessment
What Happens When You Request an Assessment?
We open the roof before we scope it. You get the layer count, the moisture reading, photographs of both, and a scope written layer by layer so it can be compared against anyone else's. If a recover is the right answer on your building, we will say so.
